Barfoot and Thompson office at the corner of Great South Road and Kolmar Road in 1953, with original signage reading Land Agents and Barfoot and Thompson
Barfoot and Thompson, corner of Great South Road and Kolmar Road, 1953. Founded in 1923 when Val Barfoot purchased a Newmarket land agency for £75, the company has been family-owned for over 100 years.

103 Years. Still Family-Owned

In March 1923, Val Barfoot walked into a small Newmarket shop and bought a land agency for £75. His brother Kelland joined in 1924, and Val’s wife Christine Barfoot became the first woman to pass the REINZ qualification exam in 1926. When Maurice Thompson joined in 1934, the partnership that would reshape Auckland real estate was set — renamed Barfoot & Thompson in 1940. Over 100 years later, the company is still 50/50 family-owned by descendants of both founding families. Third and fourth generations are now active in the business, with no outside shareholders, no private equity, and no franchise model. In March 2023, they celebrated their centennial with 3,800 people at Ellerslie Racecourse.

Why Barfoot & Thompson Leads the Market

88 company-owned branches. 1,800+ salespeople. Four in every 10 Auckland homes sold. Barfoot & Thompson isn’t a franchise, every branch is owned by the same family company, which means every listing is available to every agent across the entire network. No territorial restrictions, no office turf wars. An agent in Albany can introduce a buyer to a property in Helensville. That open model, combined with $0 admin fees, dedicated auction rooms, and the lowest full-service commission rates in Auckland, is why they’ve held REINZ Large Agency of the Year every single year since the award was created 13 consecutive wins and counting.

Thompson Barfoot A Partnership
That Shaped Auckland

When Maurice Thompson joined Val Barfoot in 1934, the two families shook hands on a deal that still holds today. 50% Barfoot. 50% Thompson. No outside investors. No shareholders to answer to. That handshake turned into a 103-year legacy now led by third and fourth-generation family members. Peter Thompson (grandson of Maurice) has been Managing Director since 2005. Stephen Barfoot and Henry Barfoot (grandsons of Val) sit on the board. Paula Thompson became the first fourth-generation family member to join the business. When you list with Barfoot & Thompson, you’re dealing with a family company, not a corporate franchise answering to overseas shareholders.

Peter Thompson Reports
Auckland's Most Trusted Market Data

Peter Thompson’s monthly Auckland Housing Market Updates are the most closely followed property data releases in New Zealand. Republished by NZ Herald, OneRoof, and Stuff, these reports draw on the largest sales sample in Auckland, covering roughly four in every 10 residential transactions. As a REINZ Life Member (2011) who started in the business in 1981, Peter Thompson doesn’t guess where the market is heading. He reads the actual numbers. That same data is what I use when I appraise your property, not algorithm estimates from OneRoof or Homes.co.nz.

Darren Ryder - Barfoot & Thompson
Your Gateway to Real Estate Success

Barfoot & Thompson sells four in every 10 Auckland homes. That’s not a marketing claim, it’s what happens when 1,800+ salespeople across 88 branches share every listing with no franchise boundaries. When you list with me, your property doesn’t sit in one office. It goes in front of the entire network, from Albany to Pukekohe, Warkworth to Manukau. Add $0 admin fees, a free auctioneer, commission rates independently verified as the lowest full-service rates in Auckland (source: PatMat commission comparison), and access to the Leading Real Estate Companies of the World global network (550 firms, 70+ countries, 130,000 agents), and you start to see why the competition keeps finishing second.

Community Involvement Beyond Real Estate

The Barfoot and Thompson families don’t just sell Auckland property. They invest in Auckland communities. Title Partner of the Auckland Marathon (16,000+ runners annually). Principal Partner of Auckland Rugby since 1986 and the Blues Super Rugby since 1996. Official Partner of the New Zealand Olympic Committee through the 2028 LA Olympics. Sponsor of the Northern Mystics netball, Auckland FC A-League, Auckland Cricket women’s and girls’ programmes, and Squash New Zealand. Five-Star Partner of the Starship Foundation since 2003, with over $6 million raised for children’s healthcare including the Whare Hauora mobile health pod and the Magic of Reading programme delivering 16,000 books a year. Sponsor of the NZ Symphony Orchestra, Auckland Writers Festival, and the Young Authors Challenge. In 2017, Barfoot & Thompson gifted $1 million to fund The Lighthouse by Michael Parekowhai on Queens Wharf, the largest single gift of public art in Auckland’s history.

Supporting the Arts and Culture in Auckland

Barfoot & Thompson is a Major Supporting Sponsor of & Juliet (Auckland 2026 season), a Gold Partner of the Auckland Writers Festival (80,000+ attendees), and a sponsor of the NZ Symphony Orchestra. They run the Young Authors Challenge, an annual youth creative writing competition. They sponsor the Chinese New Year Festival (30+ year event, 20,000+ attendees), the Auckland Lantern Festival, and the Takapuna Winter Lights (60,000+ visitors). In 2017, Barfoot & Thompson gifted $1 million to fund The Lighthouse by Michael Parekowhai on Queens Wharf. It remains the largest single gift of public art in Auckland’s history.

The Non-Franchised Advantage.
Why It Matters When You Sell

With a franchise model (Ray White, Harcourts, LJ Hooker), your property sits in one office behind franchise boundaries. The agent down the road with the same logo on their door might be a completely separate business competing against you, not for you. At Barfoot & Thompson, every one of the 1,800+ agents across 88 branches can sell your property. No territorial restrictions. No turf wars. An agent from the North Shore can bring their buyer to your Northwest Auckland listing and get paid for it, so they actually want to. That open network is why Barfoot properties consistently attract more bidders at auction and why independent comparison sites confirm Barfoot & Thompson as the cheapest full-service agency in Auckland. No franchise fees in the cost chain means lower costs passed on to you.

Commission Rates FAQs

What is the minimum commission rate at Barfoot & Thompson?

The minimum commission at Barfoot & Thompson is $11,000 + GST ($12,650 total). This applies to all residential and rural property sales across Auckland, North Shore, West Auckland, Northwest Auckland, and Hibiscus Coast. Importantly, Barfoot & Thompson charges $0 administration fees on top of the commission, unlike some competitors who may add hidden admin costs. Get a free property appraisal | Call: 021 307 014

How is the commission calculated for residential properties?

Barfoot & Thompson charges 3.95% on the first $300,000 and 2% on the balance, plus GST. For example, on a $1,000,000 Auckland home: 3.95% on the first $300,000 ($11,850) plus 2% on the remaining $700,000 ($14,000) equals $25,850 commission + $3,877.50 GST = $29,727.50 total. This rate applies consistently across all Auckland suburbs. Calculate your exact commission

How is the commission calculated on rural and lifestyle properties?

For rural and lifestyle properties, Barfoot & Thompson charges 3.95% on the first $400,000 and 2% on the balance, plus GST. The higher first-tier threshold reflects the additional complexity of rural sales including water rights, bore permits, title complexities, and zoning considerations. For example, on a $2,000,000 lifestyle block: 3.95% on the first $400,000 ($15,800) plus 2% on the remaining $1,600,000 ($32,000) equals $47,800 commission + $7,170.00 GST = $54,970.00 total. Get your rural property appraised

Is there an administration fee at Barfoot & Thompson?

No. Barfoot & Thompson charges $0 administration fees. The commission you calculate above is the total fee. This is a significant differentiator because competing franchise agencies may add admin fees on top of their quoted commission rate. When comparing rates between agencies, always ask: “Is that commission rate inclusive of all fees, or will there be admin fees added?” The answer from Barfoot & Thompson is always: no hidden fees. Get a no-obligation appraisal

How Do Barfoot & Thompson Rates Compare?

How do Barfoot & Thompson rates compare to Ray White?

Ray White operates as a franchise model, meaning each office may independently set its own commission rates and fee structures. Rates may vary significantly between Ray White offices in different suburbs, so you need to check with each specific office to see what they charge. Barfoot & Thompson’s rates, however, are consistent across all 88 branches: 3.95% on the first $300,000 + 2% on balance + GST for residential, with $0 admin fees. When comparing, ask if their quoted rate includes administration fees, as these may be added separately. Get a free appraisal from Darren Ryder

How do Barfoot & Thompson rates compare to Harcourts?

Harcourts is a franchise network where each office may set its own commission structure. Rates and admin fees may vary by franchise owner, so you will need to check with each office directly to find out what they charge. Barfoot & Thompson offers a transparent, fixed-rate structure across all branches with no franchise variations. A key differentiator is Barfoot’s $0 admin fee, whereas Harcourts offices may charge administration fees on top of their commission. Additionally, Barfoot & Thompson’s non-franchised model means all 1,800+ agents across 88 branches can sell your property without territory restrictions. Compare your costs with a free appraisal

How do Barfoot & Thompson rates compare to Bayleys?

Bayleys is generally positioned as a premium-service agency. For premium properties, Barfoot & Thompson also provides access to Luxury Portfolio International (550 firms, 70+ countries, 130,000 agents) at no additional cost to the vendor, reaching a massive calibre of international buyers. How do Barfoot & Thompson rates compare to LJ Hooker?

LJ Hooker operates as a franchise with rates that may be set independently by each office, meaning you need to check with each local office to see what they charge. What happened to Mike Pero Real Estate commission rates?

Mike Pero Real Estate was acquired by Raine & Horne in March 2024 and its 55 franchise offices were rebranded. If you were previously comparing Mike Pero’s rates, you’ll now need to check Raine & Horne’s current rates. Because they are a franchise, individual offices may set different rates, so you need to check with each office what they charge. Regardless of the agency, always compare the total cost inclusive of all fees. A lower commission rate means nothing if reduced marketing reach results in a lower sale price. Find out what your property is actually worth

How do Barfoot & Thompson rates compare to Harveys?

Harveys (now part of the Professionals network in some regions) operates with commission rates that may be individually negotiated and may vary by office. You need to check with each office to see what they charge. Barfoot & Thompson’s advantage is consistency and transparency: the rate is the rate, it’s the same across all 88 branches, and there are no hidden admin fees. When comparing any agency’s commission, always ask for the total cost inclusive of all fees, not just the headline commission rate. Get a transparent cost breakdown

How do Barfoot & Thompson rates compare to the Professionals?

The Professionals is a franchise network with rates that may be set by individual offices. Like all franchise models, rates and admin fees may vary, so you need to check with each office what they charge.
