The Auckland housing market has cautiously edged into 2025, showing a positive rise in sales numbers. According to the January 2025 Housing Market Update from Barfoot & Thompson, sales reached 700 properties in January. This indicates a positive start to the year.

Peter Thompson, Managing Director of Barfoot & Thompson, stated that while January sales prices and numbers were lower than in December, which is typical, the 700 sales represent a solid start to the trading year. He noted that this is the second consecutive year that January sales numbers have increased year-on-year. In the last 9 years, January sales have only exceeded 700 on two previous occasions.
Thompson also highlighted that buyer interest was focused on the lower price segments, with 56 percent of sales occurring in the under $1 million market. This focus has a masking effect on the median and average prices. Sales in the $2 million and above price categories are typically lighter in January.
